Full Property Description

Set in the centre of the estate, is this magnificent Chartreuse, built in 1786, it retains many of its original features including the ornate panelled woodwork on many of the walls and doors, handsome stone staircase and light spacious rooms. The exterior facade has at some point been painted with a lime wash, yet behind, is a wonderful cut stone construction, who's warm natural colours are just waiting to be revealed and it be restored to its original beauty. In recent years the roof and guttering have both undergone renovation, leaving the interior to be completed refurbished.  Various outbuildings form an 'L' shape, oriented east-west, in front of which the drive sweeps across the house, departing through the stone archway.  A variety of outbuildings lend themselves to independent guest accommodation, or for business use. VINEYARD ...
The vines are extremely well maintained and form an area of 20 hectares with a further 5 hectares available for planting new vines. The vineyards are alongside the property. Appellation: AOC Côtes de Castillon. The soil type is clay-limestone and sand-clay with a subsoil of clay-iron and 'crasse de fer / iron ore. The average age of the vines is 40 yrs. There are 5700 vines per hectare. The grape varieties include; 55% Merlot, 27% Cabernet Franc, 13% Cabernet Sauvignon and 5% Malbec or Côtes. Production: approximately 120,000 bottles a year (bottled when 18 months old). 2012 production expected to be 100,000 bottles. 

WINERY ...
The Chais are attached to the rear of the Chartreuse and have a surface area of approximately 1000m2. There are thermo-regulated concrete vats installed (2000hl). The storage capacity for barrels (400) and bottles (200 000)meet requirements. The current owner has made many upgrades to the winery, vinification and aging processes, in order to bring the wine from this Château to one of the top in it's appellation. The wines from this Château are actively marketed and have won several medals. 

CHARTREUSE ...
The surface area of the Chartreuse is 400 m2 on two levels: compromising on the ground floor of an entrance hall with a beautiful stone staircase with a worked iron balustrade, a large dining room, kitchen and service rooms. There are two salons and a boudoir/study with XVIII panelling. On the first floor six bedrooms and 6 bathrooms/showers. Full refurbishment of these areas is required. 

CARETAKER'S HOUSE ...
Alongside the Chartreuse is a Caretaker's house of approximately 100m2 in good condition. 

FURTHER BUILDINGS ...
A further building of approximately 100 m² is currently being used as a hunting lodge. Immaculate stable block consisting of 8 horse boxes. A tower, being the remains of a windmill dates back to the 13th century, compromising 95 m², converted into a dovecote.
