Detailed description

This 19th-century château of over 800m² is located in a rural village not far from the the famous thermal spa town of Salies-de-Béarn. Commissioned in 1845 by a Bayonne-based shipping magnate, the château with its estate of 8,305m² was kept in the same family until 1947. It was bought by the present owners in 2006, who have lovingly restored much of the château, its outbuildings and the estate.

From the drive, stone steps lead up to the front door of the château, which opens into an impressive central entrance hall. The ground floor comprises a large salon, a smaller salon, a dining room, a library/study/office and a kitchen with a pantry in the corner tower! There is also a south-facing balcony, which is accessible from both salons and the dining room.

From the entrance hall, a staircase leads down to the château's garden level, which has a reception room, a billiard room, a second kitchen, a wine cellar (in the corner tower), a large storeroom and a boiler room. Also on this floor is a bedroom with an adjacent bathroom and separate WC.

An elegant stone staircase in the entrance hall leads up to the first floor, which has six bedrooms. Two of the bedrooms have en suite shower rooms in their corner tower; three more bedrooms have en suite shower rooms; the sixth bedroom has an adjacent WC with enough room to add a shower, if desired.

On the second floor, there is a family bathroom and eight further bedrooms, most of which have room to create an en-suite shower room. There is also a shared shower room on this floor.

The vast two-storey outbuildings are set away from the château and comprise 1,250m² of useable space. The outbuildings enclose three sides of a paved courtyard, which has a lovely swimming pool set into it, along with an outdoor dining area. A summer kitchen, a sitting room and a WC have been created in one of the buildings, making this delightful courtyard the perfect spot to enjoy breakfasts in the morning sunshine, long, lazy lunches and romantic moonlit suppers under the stars...

The property is located 10 minutes away from the riverside spa town of Salies-de-Béarn, which is very popular with visitors throughout the year for its healing thermal spas, many of whom are looking for upmarket accommodation in the area. The château is halfway between the lively cities of Bayonne and Pau and about two hours away from Bordeaux and Toulouse. If you fancy a day skiing, several Pyrénées ski resorts and the Spanish border are just over an hour away to the south of the property - or if a day on the beach in Biarritz or St-Jean-de-Luz is more your style, the Atlantic coastal resorts are just under an hour away to the west. St-Jean-Pied-de-Port and pretty Basque farming villages are about 30 minutes away.

Although the château is located in the centre of a village, it is hidden away from view by beautiful flowering shrubs and centuries-old trees, which have been planted throughout its estate of 8,305m².

A private drive leads up to the front of the château, passing the vast outbuildings of 1,250m² to one side of the drive. The outbuildings are set around a paved courtyard which serves as a sun terrace surrounding a super salt-water swimming pool (10m x 4.5m).

The outbuildings have been partially renovated (new roof and new floors) and house a lovely summer kitchen, which is adjacent to the pool and sun terrace. Another part of the building is used as a garage for up to six cars.

Ideal for creating gîtes or Bed and Breakfast suites, the outbuildings could also be used for courses and functions - or for hosting corporate events and conferences. You could also have a restaurant or tearoom - or even a cidrerie or brewery! The potential is huge...

The château is currently used as a splendid family home, but the property is absolutely ideal for anyone hoping to set up a tourism-related business or events venue in this lovely part of France. There is much demand for top-quality holiday accommodation all year round and the château could be transformed into a chic boutique hotel or Bed and Breakfast business without the need to make many changes to its existing layout.

The extensive outbuildings could be used to create gîtes or bed & breakfast suites in the future - and demand is especially high during the summer months, the skiing season and for Christmas and New Year breaks. Situated between Pau airport and Biarritz airport, the property is also in an excellent location for attracting B&B guests who are en route either to the Pyrénées or to the Atlantic coast.

Hosting exclusive weddings and corporate events might also be a possibility, along with offering upmarket activity holidays, such as painting and photography workshops, tours of the Jurançon vineyards, wine-tasting and cookery courses, yoga and mindfulness retreats or music, dance and drama courses. Murder Mystery weekends and Escape Games in this atmospheric château would also be fun! Alternatively, the château could be used as a wellness centre and spa with trips to the thermal baths in nearby Salies-de-Béarn… or even transformed into a beautiful tearoom or restaurant, with the possibility of offering overnight accommodation or weekend breaks so that guests can truly relax and enjoy a stay in an authentic fairytale château!
