This fabulous villa of 254m² is located in a tranquil residential area ten minutes from the centre of Pau. The design of the property was inspired by the original owner's frequent trips to Louisiana in the United States and it blends the typical double-balcony architectural style from America with chic French elegance.
The villa is located on a hillside with panoramic views of the beautiful Béarnaise countryside and to the Pyrénées beyond. The plot of 1,096m² includes a delightful south-facing garden at the back of the property, which slopes down to a swimming pool with a decked terrace.
At the front of the house, there is a paved courtyard, which is ideal for outdoor dining in the shade during the hotter months. From the courtyard, the front door opens into a beautiful central entrance hall with a superb wooden staircase. Doors from the hall open into two south-facing reception rooms - a sitting room and a formal dining room - each with two sets of French doors opening out to a huge south-facing terrace. At the far end of the sitting room is a beautiful east-facing morning room - perfect for sunny breakfasts - with a French door opening onto the terrace.
From the sitting room, a door opens into a cosy study/office, which has a door out to the garden and a path leading round to the paved courtyard. This room would be ideal to use as an office/consulting room for anyone who works from home. This room is also accessible via a cloakroom next to the entrance hall.
On the other side of the entrance hall is a lovely kitchen, which has a serving hatch opening into the formal dining room. Next to the kitchen is an informal dining room with French doors opening into the paved courtyard.
A staircase next to the kitchen leads down to the basement below the villa. The basement comprises a large utility room/storage room/cellar of about 70m², a renovated room of about 15m² (currently used as an office) and a triple garage of about 50m². The office has sliding glazed doors, which open into the garden, along with a doorway into the cellar and a door into the triple garage. The garage has three garage doors which are accessible by car from the road by driving across the garden.
The first floor of the villa is light and airy. A balcony, which is accessible from three of the four bedrooms, runs along the south and east-facing façades - and the views of the mountains from the balcony are stunning! The first floor comprises two large bedrooms, two smaller bedrooms, a family bathroom (bath and WC) and a family shower room (shower and WC). One of the larger bedrooms has three sets of French doors out to the balcony, the other bedroom has two. One of the smaller bedrooms has one set of French doors out to the balcony.
The second floor is a huge loft space with a floor area of about 90m². It is currently converted into several rooms with sloping roofs: four small children's bedrooms, a bathroom and a separate WC.
From the south-facing terrace at the back of the villa, steps lead down to the garden with its specimen trees and shrubs, including a mature olive tree. The swimming pool (12m x 4m), which uses a salt-based filtration system, is surrounded by a decked terrace with a pool shower in one corner.
As well as being hugely convenient for people working in and around Pau, this unique villa is in a perfect location for anyone who loves both the mountains and the sea. Several Pyrénées ski resorts are an hour away to the south - and the many Atlantic coastal resorts are just over an hour away to the west. There are also the nearby Gaves (rivers) for exciting white-water rafting, along with numerous swimming lakes with sandy beaches for picnics and sunbathing.
